Context and Vision
Set in a sloped terrain within a dense industrial district, the project responds to the specific demands of GEBKIM’s stakeholders: employers, employees, business visitors, and management staff. Rather than imposing a singular program, the project embraces a mixed-use strategy, creating a dynamic ensemble of functions including a hotel, conference center, health unit, banking facilities, and commercial spaces.
The architectural vision was to transform a mono-functional industrial zone into a vibrant, human-centered environment. By doing so, the project not only fulfills immediate functional requirements but also contributes to a broader urban regeneration goal - blurring the boundaries between work, service, and social life.
Functional Organization
The design concept is based on a clear spatial and programmatic division, distributed across two primary architectural volumes, or "shells." These volumes are shaped in response to the site's natural topography and are separated by a central courtyard, which acts as the heart of the project - a communal space that brings light, air, and interaction into the built fabric.
Architectural Strategy and Site Integration
The project takes full advantage of the site’s natural slope, integrating it into the architectural design to create a layered and intuitive experience. A two-level base structure follows the topography and forms the foundational "shells" of the program. This base is then sculpted and opened at the center to form a generous, landscaped courtyard that becomes a key organizing element and social space within the project.
Access to the courtyard is provided through a gentle stairway descending from the upper edge of the site, where the GEBKIM administration building and mosque are located. Rising from the base structure, the hotel tower is designed as a vertical landmark within the otherwise low-rise industrial context. Positioned at a high point on the site, the tower enjoys unobstructed views of the surrounding landscape and the distant Gulf of Izmit. Every guest room is oriented towards this view, with the tower’s single-loaded corridor layout ensuring panoramic vistas from each unit.
